So far in 2025 we have seen many projects started and many completed.
1. Parking lots repaired or replaced. Parking spaces and curb stops painted.
2. 9 units hedges replaced.
3. 3 dumpsters hedges replaced.
4. Pool refurbishment started 2 Sept. Should be ready for use by the 7th of October.
5. Pool Deck will be Pressure Cleaned and Sealed 26 Sept.
6. Dishwasher in the clubhouse was replaced.
7. 10 Fences in Big Dow replaced and 2 in Little Dow.
8. Light poles added, many of the light fixtures replaced with upgraded light bulbs. Security concerns.
9. Looked into cameras and license plate readers ($55,000) due to security concerns.
10. Annual Tree trimming has been completed.
11. Started a claim with the shingle manufacturer for bldgs 1-6 for warranty issues (still waiting on lab and manufacturing results).
12. Started the installation of the new permitted roofing system with a 20-year warranty for the 36 flatroofs in Big Dow. 27 are completed. 9 roofs failed their moisture tests which are required before permits can be issued.
13. Installed 1-way vents in 7 of the roofs to attempt to remove the moisture trapped under the roofing system. It was retested on 2 of the best roofs and both failed again, and the engineering firm recommended roof replacements.
14. Bldgs 1,2,3,7,26,27,28,29 and 31 are going to need new roofs. There is a lot more information coming as soon as we have it.
15. Sidewalks have been marked with orange dots for cracks and areas needing replacement so it can be included in next year’s budget.
16. Lake Bank rock enhancement is being bid for next year also.
17. Our major wind policy was renewed for 74 thousand dollars less than last year because of the roof project.
18. New application for paying monthly maintenance called Enumerate it also provides community news and updates. You have your current maintenance balance available plus your payment history.
19. All Garden Apartment catwalks have been re-sealed.
20. Tennis courts were pressure cleaned, and lights replaced.
21. Backflows have been inspected, tested and repaired as needed.
22. Annual Fire inspections have been completed and any deficiencies noted have been corrected.
23. Chemwell has taken over since 1 April as our Pest Control Company.
