Delray Oaks West ROOF AC Unit Update

IF you have a unit with AC on the roof, please keep reading!

We are having a zoom meeting to discuss the roof replacements and answer any questions you may have. Alliance, Brothers AC, and Randall Rogers, our attorney, Mahogany, and the board will be present. The meeting will be recorded and put on the website for anyone who cannot attend. If you can’t attend and you have questions send them to Mahogany and we will make sure they are answered.

Attached are the recommendations from the AC Company after inspecting all the ac units so you can understand what your options are.

Units Suitable for Conversion & Reuse

All remaining HVAC units not listed can be converted and reinstalled.

However, Brothers Air is not responsible for the performance, reliability, or proper operation of any existing HVAC equipment after reinstallation.

This includes, but is not limited to, failures due to age, pre-existing conditions, or previously unaddressed mechanical issues.

 Units Recommended for Replacement Due to Age

  • Unit 29B – Estimated age 15–20 years old; system is beyond expected service life. Recommend replacement.

 Furthermore, any system over 10 years old is recommended for replacement to ensure reliability, efficiency, and compatibility with current standards.

Summary of Recommendations

  1. Replace all units that cannot be converted (7A, 28D, 2A)
  2. Replace unit 7C due to poor condition
  3. Replace unit 29B due to advanced age
  4. Consider replacement of any system older than 10 years
  5. Convert and reinstall the remaining units, with the understanding that Brothers Air cannot guarantee performance of pre-existing equipment

The plan is to remove the AC units, replace the roofs, and then restore the AC units on a new stand paid for by the association. We want to convert the units to down flow and do away with the doghouse. This will limit the possibilities of leaks and will make it easier down the road to replace the ac units in the future.

For the few units that cannot be converted to down flow, this will be the cheapest opportunity to replace your ac units. We are paying for the stand and lifting the unit off and on the roof. Please let us know the make, model, and dimensions so the correct stand can be fabricated. The fabricators will take 6 weeks. For the homeowners who’d like to change their unit at a later date, or your unit can’t be converted to down flow, and you don’t want to replace it, that is completely your choice. With that being said, moving forward, any leaks caused by the AC units will be the responsibility of the unit owner. This includes any damages to the interiors of any affected units and the roof. Randall is working out the waiver each unit owner will need to sign prior to the work starting. Part of it will include an operational test of each ac unit prior to its removal. The AC company will be working under Alliance, so there is a single point of contact for roof leaks.
