Dear DOW Residents:
1. One of our residents was picked up for soliciting a minor (not on property). Be careful and as always keep tabs on your kids and Grandkids.
2. Roofs that failed the moisture test are on track to be tested at the end of May and the beginning of June. We are waiting on 3 AC units that need to be addressed so we can move forward and finish this project. (Good news Bldg 1, 2 ac’s has been replaced and will be inspected the 19th. Bldg 7 is being addressed as I type. Bldg 30 still has one unit with a leak which also will be looked at the 19th. Various shingles on Bldg 1-6 are also being addressed on the 19th.)
3. Mid-June will be the Tree trimming by Hanson Brothers please add the Mahoghany Tree in the parking lot Bldg 31.
4.There was a break in at the clubhouse and the picture from our surveillance camera will be posted on the web site so if you know the individual please let us know.
5. For the AC units on the roof a maintenance plan and recommendations will be posted on the mailboxes, clubhouse bulletin board and the web site. It will be passed on to any new unit owner. Mahoghany has it and can pass it to any unit owner that needs it.
6. 3 Dumpsters had the hedges replaced with 7 Gallon Clusias. 3 bids were submitted and the bid from CPM was accepted. Since Brian is the safety manager for CPM he was recused from the vote.
7. 10 units will have the hedges replaced based on worst to best. This was decided and then 3 bids were submitted and the bid from CPM was accepted. Brian is the safety manager for CPM and was recused from the vote.
8. Discussed the request for mulch at the pool and determined that the 3 thousand dollars which would need to be done twice a will not be considered for this year.
9. There was one variety of plant at the pool the iguanas loved. We replaced the plants that were not dead just eaten with another variety, Panama Rose to see how they fare.
10. Landlords who are renting units and are behind in maintenance fees will be turned over to the attorney and the tenants will be paying the attorney directly until they are all caught up.
11. Please keep your dogs on their leash. It is the law and is for the safety of everyone and their pets.
12. Work orders will only be turned into Mahoghany so they can be tracked. The unit owners will get 1 response either being turned over to the board, Turned in to Dale so he can accomplish or turned over to a vendor. No timelines will be given because it is not practical nor do we control vendors scheduling. They will not be closed out till they are completed or turned down by the board. There will be a status report of the work orders at the board meeting by Mahoghany during the management report and will be posted on the web page. Remember if it isn’t civil or respectful it will not be responded to. It will be forwarded to the board but it will not get a response.
13. One more bid for the pool resurfacing is due and we will decide at June’s Board meeting on the bids.
14. Bees at Bldg 44 and a tree in little Dow. Bldg 44 is complete.
15. Garden apartment storage closets are first come first serve who gets the space. Try to work out differences. No personal storage in the electrical rooms. No notice will be given, but items will be thrown in the trash because it is a fire hazard.
16. The pool was closed on the 16th because of PH level and an issue with a ladder. The PH was addressed, and the ladder will be done Monday.
17. Irrigation issues are being addressed and work orders accomplished as time permits.
18. No town hall in May due to the Memorial Day Holiday Weekend.
19. Next Board Metting is 2 June at 6 pm via Zoom.
